I've lived in the South East Valley since 1995.  To help you narrow your search, I’ve broken down five of the most distinctive neighborhoods that define the Gilbert lifestyle today. 📍


1. Power Ranch: The Active Family Hub 🏃‍♂️💨

Power Ranch is a 1,400-acre master-planned community designed for those who want their daily life to feel like a retreat. It is widely considered the benchmark for "lifestyle" living in the area.

  • The Vibe: With over 26 miles of interconnected trails and multiple resort-style clubhouses, this neighborhood is built for movement. It's common to see strollers on the paths and community events at "The Barn" nearly every weekend 🧺

  • The Demographic: The community has a remarkably youthful energy, with a median age of 28—significantly lower than the national average.

A non-obvious factor that can cause a significant problem for buyers is the difference in HOA structures between these communities. While Power Ranch and Morrison Ranch include most amenities in their base fees, Seville requires separate, tiered memberships to access its premier golf and waterpark facilities. Additionally, Agritopia and Val Vista Lakes may have secondary HOA fees for specific "micro-neighborhoods" within the larger community.
