Eastmark Real Estate
Welcome to Eastmark, Mesa, Arizona: The Heart of the East Valley
Spanning over 3,200 acres, Eastmark is a nationally recognized master-planned community that has redefined large-scale residential living in Mesa. As an Associate Broker with over 20 years of experience in the Valley, I have watched this former proving ground transform into a premier destination for those seeking a highly social, amenity-rich environment. The real estate market here is defined by its diverse "neighborhoods within a neighborhood" and a central 100-acre Great Park that serves as the community's recreational pulse.
Innovative Residential Design and Premier Builders
Eastmark features a massive selection of floor plans from the nation’s top builders, including Taylor Morrison, Woodside Homes, Lennar, Maracay, and Landsea Homes. The inventory covers every stage of life, from modern townhomes and gated active-adult living in Encore at Eastmark to expansive luxury estates. Square footage typically ranges from 1,400 to over 5,000 square feet, often showcasing the latest in smart-home technology and energy-efficient building standards.
Signature Amenities and World-Class Education
The lifestyle at Eastmark is anchored by "The Bus" community center, the Orange Monster playground, and the Handlebar Diner. Education is a major pillar of the community, with students served by the Queen Creek Unified and Gilbert Public Schools districts, along with top-tier on-site options like Gateway Polytechnic Academy and BASIS Mesa. Located immediately adjacent to the Phoenix-Mesa Gateway Airport and the Loop 202 Santan Freeway, Eastmark provides rapid access to the growing tech and aerospace corridors of the East Valley.
Eastmark Community FAQ
1. Is the community located within a primary flight path for Gateway or Sky Harbor airports?
Eastmark is located directly adjacent to Phoenix-Mesa Gateway Airport. While it is not in the primary path for Sky Harbor, residents will experience regular overhead military and commercial flight activity from Gateway. Broker’s Bonus: Always check the current noise contour maps; homes in the southern sections of Eastmark deal with significantly more "engine run-up" noise than those in the northern phases.
2. Which school district is this subdivision assigned to?
Eastmark is unique because it is split between the Queen Creek Unified and Gilbert Public Schools districts. Broker’s Bonus: The district line literally runs through the community. If you have a specific preference for Gilbert schools over Queen Creek (or vice versa), we must verify the school boundary map for the specific lot before we talk about price.
3. Are there specific rules or restrictions regarding overnight street parking?
Yes, the Eastmark Community Association (HOA) strictly regulates street parking to maintain the aesthetic of the "Great Park" vision. Broker’s Bonus: The patrol here is active. If you have a multi-car household or frequent overnight guests, ensure the driveway length on the property you’re eyeing can actually accommodate your vehicles to avoid a steady stream of HOA notices.
4. Is the subdivision largely built out, or is there still active new construction?
While thousands of residents already call it home, Eastmark still has several active phases of new construction and future commercial development planned. Broker’s Bonus: Buying a resale home in an active construction phase can be tricky for appraisals. I’ll run the "New vs. Resale" delta for you so you aren't overpaying for "dirt" premiums that won't hold up in a year.
